Cadena at The Falls exemplifies the powerful intersection of vision, opportunity, and purpose. Located in East Austin, this transformative project was driven by a shared commitment to expand access to high-quality, affordable housing with direct connection to nature. Set on a uniquely challenging site—a former mining and earthwork operation adjacent to public lands—the project required innovative design solutions, strategic entitlement navigation, and a deep understanding of regulatory processes.

From the outset, the development team set out to deliver a residential community that defies expectations for affordability. Prioritizing design excellence and livability, the team created a contemporary, nature-integrated environment that offers residents protected panoramic views and immediate access to McKinney Falls State Park and its iconic swimming hole. The design draws upon the site’s natural assets to create a modern housing experience that celebrates outdoor living.

Originally envisioned to serve larger families with a unit mix of primarily two-, three-, and four-bedroom homes, the project was thoughtfully adapted mid-process to a broader mix of 290 one-, two-, and three-bedroom units in response to evolving market needs. With the project already deep into the site development permitting phase, LSI successfully reconfigured the unit types within the approved building footprints—avoiding costly delays while preserving the project vision. This strategic adjustment highlights LSI’s value as a trusted partner, offering not only thoughtful design but also a command of entitlement strategy and municipal coordination.

Cadena at the Falls now stands as a testament to what is possible when creativity, advocacy, and technical expertise converge. LSI provided comprehensive services including site planning, architecture, and landscape architecture. Our interior design team also collaborated with Canales & Co. to bring the project’s contemporary aesthetic to life, delivering a cohesive and elevated design experience throughout.
