Who We Are
We design with purpose, unlocking value through strategy, creativity, and precision
WHAT WE DO
At LSI, we don't just design—we unlock potential. Our in-house integration of land planning, architecture, interiors, and landscape architecture allows us to discover development opportunities others miss, accelerate project timelines, and increase long-term value. Whether it’s maximizing yield, easing the entitlement process, or crafting spaces that elevate the user experience, we serve as a strategic partner from vision to execution. With four decades of experience and a deep understanding of Central Texas, we make the development process easier, more efficient, and ultimately more profitable.
We act as strategic partners to developers, owners, and real estate capital groups across all asset classes and project scales. By unifying design disciplines, we streamline coordination, reduce risk, and accelerate timelines—creating a more efficient path from concept to completion.
Our integrated approach yields improved user experience and an elevated design outcome— driving a greater demand and stronger returns for our clients.
WHY WE DO IT
VISION
Our vision is a built environment that prioritizes people—enhancing experiences, nurturing community, and improving life at every scale.
MISSION
To design places that enrich lives and strengthen communities.
OUR CULTURE
At LSI, our culture is rooted in collaboration, curiosity, and purpose. We bring together planners, architects, and designers who are passionate about shaping meaningful places. We value open dialogue, interdisciplinary thinking, and a shared commitment to quality and context. Whether we’re designing a neighborhood or navigating entitlements, we foster an environment where ideas thrive and people grow.
OUR DESIGN PHILOSOPHY
At LSI, our design philosophy is rooted in purpose and performance. We don’t just meet expectations—we exceed them, delivering spaces that enhance the user experience, increase project value, and contribute to long-term success. Each design decision is carefully measured against your goals, and each solution is informed by our cross-disciplinary perspective.
Our philosophy is built on three core tenets:
Context
Every project is shaped by its place—cultural, environmental, and regulatory. We tailor each solution to its setting to ensure authenticity and relevance.
Performance
We challenge our design decisions to maximize function, efficiency, and long-term value—delivering results that go beyond aesthetics.
Impact
We design places that endure—enhancing quality of life, strengthening communities, and leaving a lasting, positive legacy.
CORE VALUES: G.O.A.L.S.
Growth
We evolve as individuals and as a firm, continually expanding our capabilities to better serve our clients.
Ownership
We take pride in our work and have a great sense of personal responsibility in the success of every project we touch.
Artistry
We believe design is both craft and expression—each solution is both functional and beautiful.
Leadership
We lead with initiative, clarity, and collaboration—setting a high standard for ourselves and our partners.
Self-Discipline
We pair creativity with rigor, ensuring that ideas translate into efficient, effective execution.

HISTORY
Since 1983, Land Strategies, Inc. (LSI) has been a trusted partner in land planning, design, and entitlements across Central Texas. Founded by Paul Linehan, LSI helps developers navigate complex regulations while creating projects that honor and enhance the region’s natural character.
LSI has played a key role in shaping some of Central Texas’ most iconic communities, including Steiner Ranch, Davenport Ranch, Tech Ridge, and the Barton Creek master plan—a benchmark in context-sensitive development.
As Austin has grown from 375,000 residents to over 2 million, LSI has remained a steady, experienced guide through the evolution of Central Texas. Throughout the years, LSI has been instrumental in civic leadership, contributing to major policy milestones like Chapter 245 legislation and site plan extensions during the Great Recession. These efforts earned founder Paul Linehan the Gary S. Farmer Commendation of Excellence from the Real Estate Council of Austin.
In 2018, Paul was joined by his son Michael Linehan, who brought architectural services into LSI’s interdisciplinary practice. Together, they lead a firm committed to thoughtful growth, creative design, and enduring impact.
