Located in the full-purpose jurisdiction of Georgetown, Texas, Madison at Georgetown is a thoughtfully planned residential community encompassing over 900 single-family homes, complemented by multifamily and commercial components. Strategically positioned at the intersections of Highway 195 and Ronald Reagan Boulevard, the project is designed to be delivered in three major sections, each containing multiple development phases. A future elementary school site is also integrated into the plan to support long-term community needs.

LSI led the entitlement strategy and execution for the project, securing key approvals through the City of Georgetown, including annexation, zoning, three Preliminary Plats, and a Final Plat. We also negotiated a comprehensive Development Agreement with the City, establishing regulatory timelines, infrastructure milestones, and utility service triggers for water and wastewater capacity.

Additionally, LSI coordinated with the Williamson County Conservation Foundation to address environmental sensitivities, particularly regarding karst habitats and endangered species. Our planning efforts included the preservation and dedication of active and passive parkland, enhancing ecological stewardship while adding meaningful open space amenities to the community.
