Sawyer Ranch Crossing is a thoughtfully designed commercial development situated along the rapidly growing Highway 290 corridor between Austin and Dripping Springs. The site’s dramatic topography posed challenges for conventional retail and flex office configurations, but LSI leveraged the sloped terrain to unlock unique development opportunities.

By terracing the site, LSI created efficient building pads and integrated ample parking without excessive grading, while also preserving and showcasing sweeping Hill Country views. The design transforms natural constraints into features of value—most notably through the inclusion of a shared entertainment amenity: an outdoor amphitheater nestled into the slope. Positioned within a functional drainage area, the amphitheater not only activates underutilized space but also reinforces the project’s connection to its landscape, offering tenants and visitors a distinctive place to gather and engage.

This approach exemplifies LSI’s ability to merge technical problem-solving with placemaking, delivering a site plan that is both functional and memorable.
