Leveraging the City of Austin’s updated DB-90 Density Bonus zoning, LSI successfully rezoned the property to achieve the necessary height and unit count to support a project of this quality and affordability.

Mindful of the site’s proximity to a historic residential context, LSI carefully shaped the building’s massing to create a harmonious transition. The upper two levels feature articulated residential forms inspired by the rhythm and scale of adjacent single-family homes, softening the development’s presence while maintaining its urban character. At the prominent corner, a rounded façade and vertical glazing pay tribute to the site’s architectural heritage, referencing the rotunda of a former structure that once stood on the property.

This mixed-use podium project includes one level of subterranean parking and delivers 315 residential units atop three levels of structured parking and ground-floor retail.
