Davenport Ranch is a 2,500-acre Planned Unit Development situated along the iconic Capital of Texas Highway near Pennybacker Bridge in Austin, Texas. This transformative land plan introduced a comprehensive mix of uses—commercial centers, office hubs, and residential neighborhoods—while addressing the area’s long-term infrastructure and transportation needs.

A cornerstone of the plan was the strategic densification of the future intersection at Westlake Drive and Capital of Texas Highway. Through a pioneering land use strategy, LSI facilitated the transfer of development rights to this key urban node in exchange for the permanent preservation of the Wild Basin Wilderness Preserve. This effort safeguarded thousands of acres of sensitive ecological land and protected the Hill Country’s most iconic scenic views.

LSI served as the lead land planning consultant, spearheading the entitlement strategy and guiding the project through the successful approval of the master land use plan. Our role extended through preliminary platting, development entitlements, and the design of landscape plans, ensuring a cohesive vision that balanced growth with environmental stewardship.
