The Grant is a mission-driven development born from a shared vision to deliver high-quality, deeply affordable housing along the rapidly evolving East Riverside corridor. Positioned adjacent to a future Project Connect rail stop and next to the IDEA School, the site is uniquely situated to serve a growing community facing increasing pressures of urbanization and displacement.
Recognizing the potential for transformative impact, the development and design team approached the project not merely as a housing solution, but as an opportunity to redefine affordable living. Through strategic entitlement planning and creative site design, LSI increased the unit yield by over 100 units compared to previous studies—while preserving generous public open space, providing parkland dedication, and creating a cohesive network of shared courtyards and amenity spaces.
The architecture challenges convention, purposefully avoiding the repetition and monotony often associated with dense multi-family projects. Instead, thoughtful massing, dynamic material planes, and integrated landscape design work in harmony to produce a vibrant and welcoming environment without inflating costs. The result is a community that blends accessibility, livability, and design excellence.
As the prime consultant, LSI provided comprehensive land planning, entitlement, architectural, and landscape architecture services. The Grant is a clear reflection of our integrated design philosophy—where collaboration across disciplines produces not only exceptional design but lasting social and community value.
